You know the property inside and out, but turning that knowledge into compelling copy that stands out on the MLS and Zillow? That is where most agents struggle. This lesson shows you how to use ChatGPT to write listing descriptions that are specific, engaging, and ready to publish.

Take a quick scroll through your local MLS and you will notice the same phrases appearing over and over: “move-in ready,” “open floor plan,” “must see to believe,” “pride of ownership.” These cliches tell the buyer absolutely nothing specific about the property. They are filler words dressed up as marketing.

The problem is not laziness. The problem is the blank-page problem. You are staring at a text box, you have 15 other things to do today, and the fastest path is to reach for a familiar phrase. ChatGPT eliminates this problem entirely by giving you a strong first draft in seconds --- one that you can then refine with your personal knowledge of the property.

The key to getting a great listing description from ChatGPT is feeding it structured data. Do not just say “write a listing description.” Instead, give it the raw details. Here is the approach:

Step 1: Extract the property data. Before you even open ChatGPT, gather the facts:

  • Property type, beds, baths, square footage
  • Lot size and location details
  • Key upgrades and features
  • Neighborhood highlights
  • Target buyer profile

Step 2: Feed it to ChatGPT with a specific prompt. Here is a prompt template that works:

Write a listing description for a [property type] at [address/neighborhood]. Here are the details:

  • [Beds/baths/sqft]
  • [Key features: renovated kitchen, hardwood floors, etc.]
  • [Lot size, garage, outdoor features]
  • [Neighborhood highlights: schools, parks, walkability]
  • [Target buyer: first-time buyers, downsizers, investors, etc.]

Write in a warm, professional tone. Lead with the strongest selling point. Keep it under 200 words. Avoid cliches like “must see” or “won’t last long.”

Step 3: Edit and personalize. ChatGPT gives you the draft. You add the details only you know --- the way the morning light hits the kitchen, the neighbor who waves every morning, the five-minute walk to the coffee shop.

Without ChatGPT (typical MLS description):

Beautiful 3BR/2BA home in great location. Move-in ready with updated kitchen and open floor plan. Must see to believe! Won’t last long!

With ChatGPT (structured prompt):

Tucked on a tree-lined street in Maplewood’s most walkable block, this 1,800-square-foot craftsman delivers the blend of character and modern updates that today’s buyers are looking for. The renovated kitchen features quartz countertops, soft-close cabinetry, and a six-burner gas range, all opening to a dining area with original built-in shelving. Three bedrooms and two full baths sit on a single level, with refinished hardwood floors running throughout. Out back, a fenced quarter-acre lot with a mature peach tree and a covered patio provides year-round outdoor living. Maplewood Elementary is a four-minute walk. Downtown shops and restaurants are five minutes by bike.

The difference is night and day. The second version paints a picture. It gives the buyer a reason to click through and schedule a showing.

Different properties need different angles. Here are some prompt adjustments:

  • Luxury homes: Ask ChatGPT to emphasize lifestyle, exclusivity, and architectural details. Use words like “curated,” “bespoke,” and “resort-style.”
  • Investment properties: Focus on numbers --- cap rate, rental income potential, occupancy history, and proximity to employment centers.
  • Condos and townhomes: Highlight amenities, HOA value, low-maintenance living, and walkability.
  • Fixer-uppers: Lean into potential and location. Ask ChatGPT to “write for a buyer who sees opportunity, not problems.”
  • Land and lots: Emphasize views, zoning, utilities, and what could be built there.

You can add a line to your prompt like: “This is a luxury property --- write accordingly with elevated language” or “This is an investor-focused listing --- emphasize financial returns.”

This is critical. The Fair Housing Act prohibits discriminatory language in real estate advertising. ChatGPT does not inherently know your local regulations, so you must review every description for compliance. Avoid language that describes the people who live in the neighborhood or implies a preference for a particular demographic. Stick to describing the property and its features, not the people.

Common violations to watch for:

  • “Perfect for a young family” (familial status)
  • “Great church community nearby” (religion)
  • “Safe neighborhood” (can imply racial composition)
  • “Walking distance to the synagogue” (religion)

After ChatGPT generates a draft, read it through a Fair Housing lens before publishing. When in doubt, run it by your broker.

The best listing descriptions combine AI speed with human insight. Use ChatGPT to get past the blank page, then layer in the things only a local expert would know. Mention the Saturday farmers market. Note that the backyard faces west for sunsets. Call out the school district ranking. That combination of AI efficiency and agent expertise is what makes your listings stand out.
